Funding Announcement: Modulus Housing Raises Funding to Scale Micro-Construction Across India & Emerging Markets

Modulus Housing Raises 70 Crores (7.83 million USD) from Kalaari, Samarthya, Hero, Zetwerk Founder, SVAS, Sigma to Scale the Future of Micro Constructions Across India and Emerging Markets

Chennai, India | December 2, 2025: Modulus Housing, India’s leading factory-made building construction company, has raised its first-ever funding (Series A) of 7.83 million USD to drive the next phase of growth in market expansion and R&D for new technologies and product lines. The funding was led by Kalaari Capital, Hero and Samarthya, with participation from SVAS, Sigma, Zetwerk founder - Srinath, Sanjiv Rangrass, and others.
Founded in 2018 out of IIT Madras by Shreeram Ravichandran and P Gobinath, Modulus Housinghas grown from a bootstrapped venture into a profitable business with cumulative revenue exceeding ₹ 200 crores. The company’s operating revenue increased 38% to INR 54 Cr in FY24 from INR 39 Cr in the previous fiscal year. Modulus’ vision is to create a new category of infrastructure designed for speed, engineered for scale, and built for the low-rise buildings segment. Modulus Housing is driving this through a cloud manufacturing model - a decentralized network of partner factories across the country, and their proprietary IP-based product suite, enabling the production and delivery of modular infrastructure with precision and cost efficiency.
This funding will enable Modulus Housing to further its mission of democratizing access to world-class infrastructure and pushing the boundaries of industrialized micro-construction. The company plans to use the proceeds of this funding to accelerate:

  • ● Market expansion across India and strategic global markets
  • ● Advanced R&D, including the launch of a next-generation concrete modular system
  • ● Scaling of its cloud manufacturing network and partner ecosystem
  • ● Doubling down on lightweight green concrete tech stack to meet the evolving needs of distributed infrastructure

“We’re incredibly excited about the road ahead. From the outset, we were determined to build a company with real depth — one that proved product–market fit and validated our technology and economics before stepping on the accelerator. Having done that, we’re now at an inflection point.
With multiple live projects across F&B, edge data centres, FMCG, oil & gas, healthcare and PSUs, Modulus is demonstrating what the future of distributed low-rise infrastructure should look like—faster, more cost-efficient, and built to higher standards of quality.
The conviction shown by our investors further strengthens our belief that this sector is at the cusp of transformation. And the most rewarding feedback we receive is simple: that our R&D and technology are solving real-world problems and improving time, cost and quality simultaneously. That’s the Modulus promise, and we’re just getting started” Shreeram Ravichandran, Co-founder & CEO, Modulus Housing.“Micro constructions, be it in retail chain stores in Fashion, F&B or healthcare like pharmacies, labs, or distributed agri-processing, dark stores, collection, storage centers, last mile warehouses, fulfilment centers, or next-gen infrastructure like edge data centers, EV charging hubs, and modular defence facilities can only be delivered at scale through factory-built modular solutions.” said, P Gobinath, Co-founder & COO, Modulus Housing.

Modulus is solving a key problem in the infrastructure sector - where demand is decentralized, recurring, and urgent while unmet in quality expectations. Their factory-first approach brings scalability and predictability to one of the most fragmented industries. The founding team of Shreeram and Gobi have done phenomenal work in bootstrapping the company and validating the market. We believe Modulus has the potential to become a category leader in industrialized micro-construction and are excited to work with the team in their next phase of growth.” Sampath P, Partner at Kalaari Capital

Modulus Housing has played a category-defining role in introducing modular construction to public infrastructure and private sector projects in India. With over 1,500 modular buildings across 21 Indian states and various parts of Africa, the company has delivered modular hospitals, cold storage facilities, site offices, and schools, supporting key sectors such as healthcare, agriculture, education, industrial, etc. With deployments ranging from 100 to 150 buildings distributed across districts or states per order, the company provides scalable and efficient solutions for delivering infrastructure rapidly in remote and fast-growing regions of our country to several leading companies.
